Toll Brothers Campus Living has purchased 22 of the 29 Knox Box buildings and will redevelop the property. Greystone Asset Management has been hired to assist residents through this transition. Greystone staff are on site as of August 11, 2014. Additional information on the transition is being distributed to residents.

Why do residents have to move out of their apartments?

Why weren’t residents notified sooner?

Because of the terms of the purchase contract, Toll Brothers Campus Living has only now been able to begin notifying affected residents. We recognize the inconvenience caused to you and will do what we can to help you find new housing.


How long do I have to find another place to live?

Your lease gives you 90 days to find another place to live and move out of your apartment. You do not have to stay the full 90 days and can move out at any time. Toll Brothers Campus Living is offering incentives to residents who move out in August.


Is Toll Brothers Campus Living helping residents find another place to live?

Members of Greystone Asset Management will assist you during the transition. They are on site, and they have already contacted other apartment communities in College Park to help provide you with alternative housing options.


How do I contact Greystone for help finding another place to live?


Do I have to pay my August rent?

If you occupy the apartment, rent must be paid as stipulated by your lease.


How do I proceed with moving out of my apartment?

You will need to notify Greystone staff and schedule an appointment to go through the standard move-out process.


Will I receive my deposit back?

All pre-paid rent and security deposits will be returned to you upon move-out.


What incentives are you offering residents who move out in August?

Residents who choose to terminate their leases before moving in or who are currently occupying the unit and move out by August 17 will receive a $750 Visa gift card. Residents who move out by August 31 will receive a $500 Visa gift card.


Can I stay in my apartment longer than August?

Residents who choose to stay at Knox Box past August 31 may be moved to alternative units on the property.


I have a signed lease. Why am I required to find another place to live?

A clause in every Knox Box lease states that “in the event that Landlord transfers any interest in title to the Premises or is given authority to redevelop the Premises (involving the demolition or substantial (over 50%) renovation of the Premises), Landlord shall have the right to terminate this lease by giving tenant ninety (90) days advance written notice. Tenant shall vacate the Premises upon the expiration of the ninety (90) day notice period.”
